The VIG Fund, a.s. has once again invested in Poland. This time the building that they are interested in is an office building in Warsaw – the Atrium Tower. Acquisition of the Atrium Tower has been supported by experts from TPA Poland.

As it is emphasised by the supervisor and tax advisor Monika Stachurska-Waga,

Well-experienced advisors, within the scope of such transactions perform an important role. An investor needs information about the real estate market in Poland as well as the detailed legal measures that enables optimising the transaction that is compatible with the law and above all, has been successfully completed.

VIG Fund, a.s., which is a part of VIENNA INSURANCE GROUP AG, one of the biggest international insurance companies in Central and Eastern Europe that has 25 branches, in the middle of July 2018 acquired the office building Atrium Tower in Warsaw for over PLN 33 m.

Our role in the cooperation with VIG Fund, a.s. had a multistage and multidiscipline dimension. We could easily fulfil the client’s expectations, as TPA Poland has well- experienced tax advisors and financial experts on board. The teamwork has led us to the transactional success

indicates Anita Bis, director of the Audit and Business Advisory TPA Poland, Warsaw.

Contemporaneously, she adds that the possibility to co-operate on the Atrium Tower transaction brings huge renown and a reason to be proud. It is a building situated in the centre of the capital city (al. Jana Pawła II 25). It contains 11,668 m2 A class office space. A typical floor space amounts to app. 840 m2, which enables setting up a flexible space arrangement from modular offices to open space offices. This guarantees the maximal usage of the space and consistently helps to minimise the costs of tenancy. The building has 12 floors above-ground, 2 underground floors within 99 parking spaces and 5 lifts. The building is constantly modernised and renewed in order to meet the highest standards.

It is monitored around-the-clock. Localisation is a factor that considerably influences the transaction value. It is placed in the so-called Central Business District within easy access to public transport; bus and tram stations are under the building. The nearby second metro station line is situated only 400 m from the building.

Many restaurants, cafés, medical centre, a few banks and other points of service infrastructure are close to the Atrium Tower building. The previous owner of the building was AEW EUROPE, one of the biggest property management companies with assets amounting to 59.3 BLN EUR (as of 31.03.2018).
