D48 Office Building Changes Owner The TPA Poland Team Advised the Buyer

The Warsaw real estate market has seen another important transaction: the sale of the office building at the intersection of Domaniewska and Postępu streets. The buyer – IAD Investments, was advised by tax and financial advisors from TPA Poland.

The D48 office building is a modern facility situated in the Mokotów District’s business center. Its purchase is undoubtedly an important event in the real estate transaction market, especially in such a difficult business reality, which entrepreneurs and investors are currently facing not only in Poland but also worldwide. Transactions such as this one indisputably prove that the office market still has solid foundations. We expect some shifts in the industry, or a search for alternative forms of investment by funds. Their local and global experience, as well as unique knowledge gained from previous projects, will be even more crucial when selecting advisors. IAD Investments is a Slovakia-based company that has been providing financial services since 1991. It manages assets in Slovakia and the Czech Republic with a total value of over EUR 1.03 billion. It is a member of SASS – Slovak Association of Asset Management Companies, AKAT ČR – Capital Market Association of the Czech Republic and AOCP – Association of Security Dealers. The services offered by the IAD include investment management in mutual funds or savings programs.

This is yet another transaction, after the acquisition of the office building in Kraków at ul. Kotlarska 11, where we cooperated with the IAD Investments fund, which serves as a confirmation of trust on the part of the investor in the unique knowledge and experience of our advisory team, added Mikołaj Ratajczak, tax advisor, Associate Partner, TPA Poland.

The other party to the transaction was Penta Real Estate, which is involved in real estate projects in the Czech Republic, Slovakia and Poland.

The D48 office building acquired by IAD is a modern class A building. It is located in the center of Warsaw’s Mokotów District, and was commissioned in 2017. The total area of the property is over 26,000 sqm. It offers mostly office space, but there is also room for commercial space. The building is located in the business part of the city and is extremely well connected. It can be accessed by buses, trams and city railway. Nearby there is also the Chopin Airport and the S79 expressway.

The building has two levels of underground car park with 435 parking spaces and an electric car charging station, 45 aboveground parking spaces for visitors and about 100 bicycle stands with changing rooms. The office building has been LEED certified at the Gold level.
