American investor buys warehouses in Warsaw. TPA Poland and Baker Tilly TPA’s experts advised on the transaction

One of major transactions in the Polish warehouse market has been concluded. AEW, a US-based investor has bought a logistics complex on the outskirts of Warsaw. Tax and transaction support for AEW was provided by the experts from TPA Poland and Baker Tilly TPA.

The purchase of warehouse space by AEW Invest GmbH was multidimensional and involved several stages. Baker Tilly TPA’s financial advisors and TPA Poland‘s tax advisors worked closely together on the project. The transaction advisory services involved, in particular, support in the tax and financial due diligence process, verification of share deal agreements, and calculation of the purchase price. We also provided tax advisory for the structuring of the transaction.

“Entrusting us with all tax and financial advisory in the acquisition of warehouse properties allowed our teams to comprehensively analyze the entire transaction. We provided the investor with a broad spectrum of knowledge and experience, gained from our work on many international and pioneering real estate projects,” said Małgorzata Dankowska, tax advisor, Partner  heading the real estate team and the Warsaw tax division of TPA Poland.

The subject of the transaction with Panattoni was a newly completed logistics center in Warsaw . It is a warehouse complex with a total of 26,000 sqm of floor space, situated on the western outskirts of Warsaw, about a 20-minute drive away from the city center, between the A2 highway and the S8 express route connecting Wrocław and Prague.

The purchase of warehouse space is in line with AEW’s strategy and has been an expansion of its property portfolio. The company intends to continue such investments in all major European regions.
