UNIQA Real Estate buying Zabłocie Business Park building B in Kraków. The Austrian insurance group was advised by experts from TPA Poland

Another important investment in the real estate market is behind us – this time in the Kraków market. The Zabłocie Business Park complex Building B has been purchased by UNIQA Real Estate. The investor received advisory support from the experienced TPA Poland team.

UNIQA Real Estate has acquired a property in the capital of Małopolska province from IMS Budownictwo. The buyer, UNIQA Real Estate, is a 100% subsidiary of UNIQA Insurance Group and is responsible for UNIQA Group’s real estate investments. It manages the real estate portfolio of UNIQA Österreich Versicherungen AG, UNIQA Insurance Group AG and the UNIQA Group’s real estate investments.

UNIQA Group’s direct portfolio includes about 230 properties in Austria and Central and Eastern Europe, including the first part of a complex in Kraków – Zabłocie Business Park A (the transaction was worth nearly EUR 30 million). The leasable area is about 900,000 square meters and is mainly distributed between offices, apartments, commercial space and hotels.

The seller, IMS Construction Group, has been in the construction business since 2007. Originally, IMS Budownictwo developed only residential projects in Kraków. However, the company later decided to invest in Wroclaw and Katowice, and expanded its operations to include commercial assets. The IMS Budownictwo Group includes Technobud Nowy Sącz, which has executed commercial and residential projects as a general contractor, including the Sky Tower complex in Wrocław, the Alchemia II office building in Gdańsk and Poleczki Business Park in Warsaw.

The subject of the transaction – Zabłocie Business Park – is a complex that consists of several Class A office buildings. It was built in Kraków at Zabłocie and Romanowicza Streets. The construction of Building B, which has just gained a new owner, consists of 7 floors above ground and 2 underground storeys that form an underground garage.

As in Building A, there is a possibility of any fit-out of the premises according to the needs of the tenants. It is also possible to divide premises into separate office spaces and conference rooms, as well as to create open space. The total leasable area is 14,487 sqm. The car park offers 302 spaces.
